Refurbishing Industrial Units

MJC Construction have completed the refurbishment of a 29,000sq ft unit at Saxon House, Telford Way Industrial Estate in Kettering.

Working with Clearbell Capital and Savills, the programme completed early 2026. The refurbishment delivered an improved EPC B minimum, with new LED lighting and electric heating to the office accommodation.

Extensive roofing and cladding works, with external landscaping, drainage and concrete works. Internally we stripped-out the previous tenants’ materials and implemented a major reinstatement with new flooring, ceilings, partitioning, M&E, WCs, kitchenette works and decorations throughout.

All work was carried out to the priced specification under Savills guidance, delivering quality and within the agreed timeframe. Wet and cold weather was a challenge, but thanks to our in-house team’s dedication and super hard work, the Client is thrilled with the final result.

This detached warehouse includes two-storey offices with quality staff facilities, plus generous parking and a secure yard with up to 50m depth. Conveniently located just minutes from the A14, providing access to the M1 and M6 and two miles from Kettering station.
